SSAS Property Purchase Journey

In property investment, timing is everything. We started our journey with the right blend of experience, education, and a commitment to making every investment count. Our first buy-to-let (BTL) property under Khukhar Properties Limited set the stage for launching our Small Self-Administered Scheme (SSAS).

What is a SSAS?

A Small Self-Administered Scheme (SSAS) is a flexible pension plan that enables business owners and their families to control and manage their retirement funds with broader investment options than traditional pensions.

  • Flexibility: SSASs offer the freedom to invest in a range of assets, such as company premises, company loans, or shares.
  • Tax Advantages: A SSAS offers significant tax benefits, including:
    • Tax relief on employer and employee contributions.
    • No income tax on allowable investments and no capital gains tax on disposals.
    • A tax-free lump sum up to 25% at retirement, and tax-free death benefits.

We set up our SSAS by transferring our PAYE pension, which then allowed us to purchase a three-unit, single-story commercial property—a prime opportunity. With two units as a hair salon and one as a sandwich shop, the property had not kept pace with market rents, presenting strong potential for rental growth. Recognizing its value, we submitted a cash offer the day it was listed, confident in the location and pricing.

Because our SSAS enabled us to act quickly as cash buyers, we successfully closed on the property debt-free. Other potential buyers attempted to raise their offers, but our immediate funding access secured the deal. With a few strategic tenant changes, we increased the property’s gross monthly rent from £500 to £920—tax-free, minus trustee fees.

Before

We acquired the building with existing tenants: a long-standing hair salon owner with over 25 years in the location and a sandwich shop that had temporarily closed due to personal reasons. We allowed the sandwich shop to exit their lease without penalties and quickly secured a new tenant. After a year, the hair salon owner decided to retire, and we released them from their lease as well. We then found a new tenant who transformed the space into a dual-purpose hair salon and training facility for young people.
